Is it Time to Replace My HVAC System?

Your HVAC system is one of the most important parts of your property as it regulates the air quality and temperature inside the building. Making sure this system is in top condition is very important since if it is not, it can lead to costly issues for you and your tenants. In this blog we will be going over some signs to look out for so that you know when it is time to have your HVAC system replaced or serviced.

Your Energy Bill Keeps Increasing

Although your energy needs will fluctuate during different times of the year, it is important to take note of your energy usage and cost during the same months of different years. If you find your energy costs have increased with no clear culprit, it is most likely due to your HVAC system not operating properly. As your HVAC system ages, it will start to lose its efficiency, and this can lead to costly problems for you. Make sure to keep an eye on your energy bill every month and compare it to this month last year, if you have any troubling results, it is time to get your HVAC system looked at. Although it may just need to be cleaned and serviced, if you have had your HVAC system for many years it may be necessary to replace it.

Your HVAC System is More Than 10 Years Old

Age is the most common reason for replacing an HVAC system since as your system ages it begins to lose efficiency and parts begin to deteriorate. Although HVAC systems tend to be quite durable, there will come a point after about 10-15 years where it will begin to have a variety of issues and a replacement is needed. This is because the cost of repairing your system will increase over the life of the system as more crucial parts begin to fail. Once your repair costs are about equal to half of the price of a new system, it is time to switch it out. The positive about this is that you will be able to replace it with an HVAC system that has a decade newer technology, which will decrease your energy consumption, helping your bottom line in the long run.

You Have Trouble Controlling Temperature

Once your HVAC system begins to age, you may notice that it is harder to keep your building or office space at a consistent temperature. This can be due to a variety of issues such as clogged filters, low fluid levels, damaged or malfunctioning thermostat, duct issues, and many more. Usually when you can't control the temperature of your space it means the system you are using is not powerful enough to keep the temperature regulated. Although this may mean that your system just needs to be serviced or perhaps have a part replaced, if this is a consistent issue then it is most likely time to upgrade your HVAC system. Temperature control is a very important feature of your HVAC system and if your office space is often too hot or too cold, your employees will become upset and not want to work in that area anymore. This is why it is important to act quickly when you find you are having temperature control issues and call a professional HVAC technician to take a look at things.

Dust / Poor Air Quality

Your HVAC system doesn't just regulate the temperature of your air, it also works to filter it, control humidity, and replace old air with fresh clean air. If you notice that the air in your office space seems dusty, stuffy, smells odd, or is particularly humid, this most likely means that your HVAC system is not doing a good job at controlling the quality of air in your space. This is a serious problem since it can cause mold, mildew, and illness if not fixed quickly. Although this may just mean that a filter or hose needs to be replaced or cleaned, it could also mean that your HVAC system is deteriorating and in need of replacement. If you find you are having consistent air quality issues even after part replacement, that is a good sign that your entire system is at fault rather than just one part, and thus is due for replacement.
