How to Blend the Old and the New When Renovating a Property

When the time comes to renovate a property, it can be very tempting to keep some of the many older charms the property possesses. Older properties can have a lot of issues, but it is almost always possible to keep a few charming items of the old property in place as a reminder of the history the property has been a part of. Also, as a property manager you have interests aside from sentimentality that can persuade you to keep some older features present on your property. Many tenants look for things like historical features when looking for a unit, therefore having this charm available on your property will help to increase its demand and value. In this blog we will be going over some tips on how to keep the older more historic features of your property intact while also creating a new renovated property for you and your tenants to enjoy. 

Audit the Properties Features

The first thing you want to do is look around the property and make a list of aspects of the property you would like to keep, and ones you can live without. This gives you a good idea of how much work is needed to renovate the property since you will know where most of the work needs to be done. It is important to take into consideration the condition of certain aspects of your property and if they are worth keeping or restoring. If you really want to keep the original hardwood floors but they are heavily damaged, the work needed to restore them may not be worth it, and you should therefore focus on other aspects of the original property that may be easier and less expensive to keep around. 

Modernize Important and High Traffic Areas

Even if you plan on keeping as many historical features as possible, there are some areas of your home that should be modernized no matter what. The main two areas that should be renovated are the kitchen (if applicable) and the bathrooms. These areas in your office are ones that lose the most functionality due to their age and also have a lot of traffic so wear and tear hits them the hardest. For comfort as well as functionality it is important to give these areas an upgrade whether you want to keep a lot of historical features or not. 

Keep with the Original Design

Keeping with the original design of your property can give a historical feeling to your property without having to keep too many actual historical aspects of the property. This is a perfect technique to use if you are dealing with a property that needs to be fully gutted, however you still want to pay homage to the original design. Even if you do want to and are able to keep a good amount of the historical portions of your property intact, you can utilize this method to give the new property some added charm. You can also try to use materials that are similar to or the same as the original ones used. This can help keep the historical charm intact while allowing the property to have modern design and modern features / appliances.
